Assessor Question:
I currently have a project and wanted to ask if I am able to provide an energy rating for it. It is an additional building on a site with an existing dwelling.
The proposed building contains a garage on the ground floor and the first floor contains the following zones:
a games room, ensuite, rumpus room and a wet bar.
My query is that the building does not contain a kitchen as defined in the NatHERS tech. notes.
Would I be able to rate the building with the wet bar being zoned as a kitchen/living? The ensuite becomes an unconditioned zone as this is accessed directly from the games room? There would be a minimum of 3 zones to conduct the rating: kitchen/living + living (games rm.) + unconditioned zones (ensuite + garage below).
TechLink Response:
- Energy ratings can only be used for regulatory compliance with the NatHERS Deemed to Satisfy provisions where dwellings have the full domestic occupational profile which includes a kitchen due to the built-in assumptions of heat generation attributable to meal preparation/cooking.
- For satellite class 1a buildings like the one in this instance it is usually most appropriate to use the Elemental Deemed to Satisfy provisions to confirm energy efficiency compliance.
- Beyond that option it is possible to use a NatHERS rating as part of a performance solution or to offer Expert Opinion, but these are a much more complicated processes than an Elemental DtS assessment.
