Assessor Question:
I'm working on a project with a client where we're optimising the property for the family.
We have 1 main dwelling, and an out-building ancillary dwelling with kitchen/living, bedroom, ensuite and detached gym.
The property features a pool that has been included within the whole of home assessment of the main dwelling, does the pool also need to be included within the whole of home assessment for the ancillary dwelling?
Can the ancillary dwelling also share the renewable energy generation and storage of the main dwelling as well?
TechLink Response:
- The inclusion of a kitchen in the second dwelling indicates that there are two individual occupations.
- This will be an arrangement that occurs more frequently with recent introduction of small secondary dwelling provisions.
- Each dwelling is required to comply individually with NCC regulatory provisions for class 1 buildings.
- In this scenario it would make sense to allocate the pool against the larger dwelling.
- Solar PV or other renewable generation could be mounted on one and split, but the hardware installation would need to clearly partition the relevant proportions of generation to each occupation.
