Assessor Question:

I have been given a shop to do it’s a Class 6. Which I believe comes under class 4 in fr5. Do we have to achieve 6 stars for this job and is there further information as to how to model this job or is it just the same as a normal class 1A?

TechLink Response:

  • A class 4 Building is a Caretaker’s dwelling attached to a larger commercial building for the residential accommodation of a caretaker.
  • Class 4 buildings may have building fabric thermal performance compliance confirmed with  a NatHERS DtS assessment.
  • A class 6 shop does not resemble a dwelling in the way it performs with respect to energy efficiency and must have energy efficiency compliance assessed by pathways set out in NCC Vol 1 Section J.
  • The simplest way to confirm compliance will be an Elemental Deemed to Satisfy assessment including the use of the ABCB Façade Calculator for external wall assemblies including windows.
