Assessor Question:

Could you please provide some guidance on the how to allow for recessed downlights which are IC rated to have insulation cover them and are sealed.

I suspect this would mean they wouldn’t need to be entered into the software (no loss of insulation or air leakage?) but a building surveyor may want to see that they’ve been accounted for on the certificate.

TechLink Response:

  • The assumption around the need for the documentation trail to provide information suitable for all the participants in the project delivery is correct.
  • The understanding of correct data entry must consider all uses of the energy rating and consequential NatHERS Certificate.
  • Although fully insulated and sealed recessed light fittings do not impact the energy performance they do need to be listed so that there is no confusion at the stage of the project when the building surveyor/certifier inspects the completed building for final sign off.
  • If the inspector sees recessed light fitting in the ceiling when carrying out the final inspection and they are not included in the NatHERS Certificate there will be unnecessary confusion and the reasonable request for a new certificate to be provided.
