Zoning: Added room under a house

Assessor Question:

I was just wanting to confirm a scenario I have at the moment. I have a store room that has been added under a house that is not accessed through the house but by a small door under the house. There is no penetration through to the home. Does this need to be modelled or can be just treated as a void under the floor? The project was already rated a year ago but they have decided to add some storage under the floor and when discussed with the building surveyor he wasn't sure if it needed to be modelled.

  • The overriding understanding is always to consider heat flow potential through external surfaces into and out of zones within the rated envelope.
  • Adding a zone under the house will reduce heat flows through the floor above the store as compared to it being sub-floor space.
  • The store can be included as an unconditioned zone and the rating should improve.
  • The Building Surveyor may be satisfied with the understanding that the rating will not be lower than the earlier certified result.
