WA - Installing a pool at an existing property - Whole of Home

Assessor Question:


When a pool is being installed at an existing home, would that invoke a Whole of Home Assessment and would the addition of a pool also mean the need to add solar to compensate for the energy use of the pool pump etc? 


WA Government Response:


Depending on the age of the dwelling, the existing building provisions will also have some relevance to this question. 

 

Pursuant to the NCC 2022 Amendment 1, if the design for the dwelling was approved under the energy efficiency provisions from an edition of the Codes prior to NCC 2022, any services associated with the installation of a swimming pool (as defined in Schedule 1 – which includes a spa pool) may be assessed against the Performance Requirement P2.6.2 or Part 3.12.5 of NCC 2019 Amendment 1. 

 

A swimming pool installation to an existing dwelling that was designed to comply with the energy efficiency provisions from NCC 2022 would be required to demonstrate compliance with the Whole of Home provisions from H6P2. The need for additional onsite renewables will thereby depend on the efficiency of the existing and proposed regulated services and the resulting net equivalent energy usage outcomes.
