Neighbouring Buildings - NCC 2019 v NCC 2022

Hello, could I please request confirmation of the best practice for modelling neighbouring shading screens on vacant lots.

In the NCC 2022 Tech Notes and Assessor Handbook, to put it simply, it basically says to assume the neighbour is an identical copy of the proposed dwelling. Whereas in the NCC 2019 notes, it notes a different technique, as below:

"The size of the neighbouring building is to fit into a square or rectangle having the same floor, wall and roof height (e.g. a two story dwelling should presume a two-story neighbour), length and width as the one being modelled; no other allowance is to be made for courtyards or building offsets of the dwelling being rated."

Can you please confirm if we need to be modelling these assumed neighbours using the two different methods, depending if it's NCC 2019 or 2022? Or is it now best practice to model these neighbours using the current NCC 2022 protocols, even if it's being assessed under NCC 2019?

  • Yes. The modelling technique is different for NCC2019 & NCC2022.
  • Apply the appropriate NCC.
