Assessor Question:
I have two zoning questions:
- Design incorporates an attic as a storage space with ladder access which has an openable window. Max av wall height 1700. On first glance it would seem this is not a habitable space and therefore not modelled as a zone? If so, would it be modelled as a ventilated roof space even though there is only one window and no cross ventilation?
- Same design has a bathroom with no external openings but it does have openable Velux skylights specified. Would this mean the space could be designated unconditioned, since the skylights can be manually opened?
TechLink Response:
- Question 1: Correct.
- Do not model it as a zone.
- I don't think the roof space will be ventilated because the window will be closed most of the time.
- Ensure that the attic store floor is insulated.
- Question 2: Correct. Model the bathroom with operable skylight as unconditioned.
