Class 2: Modelling a basement in FirstRate5

Assessor Question:


I have been appointed to provide an energy rating reports for 8 double and triple storey units located mostly over a common garage. There is no direct access in between units and garage. The access to the garage is from the outside and is shared by all units.
 
I am modelling Units as a Class 2 dwellings and I have included garage in modelling as a basement. I have assigned ground floor connect floor – as drawn and garage ceiling as ceiling.


TechLink Response:


  1. If the basement carpark is specified as Dwelling above an underground car park (e.g. a car park which is less than 50 per cent open to the outdoor air and with more than 50 per cent wall area adjacent to earth) model it as a shared basement zone.
  2. If not model the dwelling's ground floor as elevated as per the NatHERS Technical Note table ble
