Conservatory - Green Room: What Zoning is correct?

Region: All States

Assessor Question:

Can you please let me know how to zone/model the green room that is not deemed part of habitable space by the Designer. So would it be modelled as shading? Personally I think the most accurate is to model it as an unconditioned zone but I know we are not allowed to do that… unless it can be considered an Air Lock despite opening up to two separate conditioned spaces?

TechLink Response:

  • If the Green Room is classified as a ‘Conservatory’ it fits the description found at the bottom of NatHERS Technical Note Appendix 1 as an Outdoor Living Area.
  • In that case it should be included as eaves, wing walls and shade obstructions to the adjoining zones.
  • It must also be documented clearly by the designer that no conditioning equipment can service the area.
